According to the new application of the Ministry of Interior, Directorate of Migration Management, rental agreements are now considered invalid in residence permit applications to be made with property investment. In addition, for real estates purchased after April 27, 2022, both the appraiser's report and the real estate sales price (the price shown in the deed) are minimum 75,000 USD in metropolitan cities; In non-metropolitan regions, a minimum of 50,000 USD is required.

For this reason, in metropolitan cities such as Antalya, Istanbul and Ankara, where foreign investors show great interest, the appraisal report and the real estate sales price (deed price) should be at least 75,000 USD.

In cases where the appraiser's report is over 75,000 USD but the title deed value is below this amount, residence based on title deed will no longer be granted, but a tourist residence permit can be granted with the discretion of the administration.

Persons who received their title deed before April 27, 2022 will be exempted from this new regulation.
