Turkish Citizenship by Real Estate Investment in Antalya – Legal Requirements and Important Considerations

A foreign national who acquires real estate in Türkiye with a minimum value of USD 400,000 or its equivalent in foreign currency may be granted Turkish citizenship by exception, provided that all statutory requirements are fulfilled. The applicant's spouse, children under the age of 18, and dependent children over the age of 18 may also be included in the citizenship application.
To qualify, the acquired property must have a minimum value of USD 400,000, and an annotation must be registered with the Land Registry stating that the property will not be transferred for a period of three years.
Alternatively, Turkish citizenship may also be obtained through a notarized real estate sale promise agreement for a property with condominium ownership or condominium easement, provided that at least USD 400,000 or its equivalent has been paid in full. The agreement must be registered with the Land Registry together with an undertaking that it will not be transferred or cancelled for three years.
Foreign investors whose compliance with these requirements is confirmed by the Ministry of Environment, Urbanization and Climate Change may be granted Turkish citizenship by a decision of the President of the Republic of Türkiye.
The required investment amount is calculated according to the effective selling exchange rate and/or cross exchange rate of the Central Bank of the Republic of Türkiye on the valuation date.
There is no limitation on the number of properties that may be acquired through direct purchase, provided that their combined value satisfies the statutory investment threshold. However, applications based on a real estate sale promise agreement must satisfy the minimum investment amount under a single notarized agreement. Multiple properties may be included within one agreement, whereas applications based on multiple separate agreements will not be accepted.
Before submitting a citizenship application, investors must obtain a Certificate of Conformity (Eligibility Certificate). In addition, foreign purchasers are required to obtain a Foreign Currency Exchange Purchase Certificate in accordance with the applicable legislation.
It should also be noted that real estate transfers between foreign individuals are not eligible for Turkish citizenship through investment.
