RESIDENCE PERMIT IN TURKEY WITH REAL ESTATE PURCHASE
Foreign nationals who purchase residential property in Turkey may be eligible to apply for a short-term residence permit under Article 31 of Law No. 6458 on Foreigners and International Protection.
As of 16 October 2023, the minimum property value requirement for property-based residence permit applications is USD 200,000. This requirement generally applies to properties acquired on or after that date. Properties purchased before 16 October 2023 may be subject to different rules depending on their acquisition date and the applicable transitional provisions.
The property must be suitable for residential use and meet the relevant legal and administrative requirements. Applicants must also satisfy the applicable conditions concerning ownership, accommodation, and their individual circumstances.
Purchasing property worth USD 200,000 or more does not automatically guarantee a Turkish residence permit. Each application is assessed by the competent immigration authorities.
Duration and Renewal of Property-Based Residence Permits
Short-term residence permits may generally be issued for up to two years at a time, subject to applicable legal provisions and the decision of the competent immigration authorities.
The duration of a residence permit is not determined solely by property ownership. Renewal applications are assessed separately, and continued ownership does not guarantee that an extension will be granted.
Turkish Citizenship Through Real Estate Investment
Property-based residence permits and Turkish citizenship by investment are separate legal procedures.
Under the current general real estate investment route, foreign nationals who acquire qualifying property worth at least USD 400,000 may be eligible to apply for Turkish citizenship, provided that the relevant legal requirements are satisfied, including the required three-year restriction on resale.
Meeting the investment threshold does not automatically result in Turkish citizenship. Applications are subject to the relevant eligibility requirements, administrative examinations, and approval procedures.
Foreign nationals considering this option may review the separate legal requirements for Turkish citizenship by investment.
